Warning Signs
The following circumstances may, in combination, justify further investigation. None of these indicators individually establishes that methamphetamine has been used, manufactured or is present.
Property History
- Previous known methamphetamine contamination at the property.
- Unexplained remediation or extensive repainting, particularly in isolated rooms.
- Significant gaps in the property's documented history or tenancy records.
- Previous drug-related activity where this is reliably known.
- Unusual property alterations not explained by normal renovation.
- Unexplained substantial damage to walls, ceilings or fixtures.
Physical Indicators
- Unusual residues or staining on surfaces, walls or benchtops.
- Unexplained chemical containers left at or near the property.
- Suspicious equipment or materials that appear out of place.
- Unusual alterations to garages, sheds or rooms.
- Unusual chemical odours. (Note: odours may have many causes.)
Drug-Use Warning: Cannabis Can Be Laced With Meth
Gangs and dealers are known to lace cannabis with methamphetamine to build dependency. This means that any drug use at a property — not just meth — can lead to methamphetamine contamination of that property. If a property has been used for any drug activity, methamphetamine residue may be present, and appropriate testing may be warranted.
Garages, Outbuildings & Vehicles
Risk assessment should not automatically stop at the main dwelling. Where circumstances justify it, garages, sheds, workshops and vehicles may also require consideration. Methamphetamine manufacture or use can occur in spaces separate from the primary residence.

What Photographs Can & Cannot Establish
Photographs Can
- Document visible conditions — stains, damage, unusual equipment.
- Record alterations and the general state of a property.
- Support further inquiry and provide dated evidence.
Photographs Cannot
- Determine methamphetamine contamination.
- Detect invisible surface residues.
- Replace appropriate sampling and laboratory analysis.
What to Do When Suspicious Materials Are Discovered
- Do not handle or disturb suspected chemical containers or equipment.
- Photograph the items from a safe distance if it is safe to do so.
- Ventilate the area and avoid prolonged exposure.
- Contact police if you believe active manufacture or dangerous materials are present.

When Professional Testing May Be Appropriate
Professional methamphetamine assessment may be appropriate when one or more warning signs are present, when a property has a concerning history, when a baseline is needed before a new tenancy, or when a buyer wishes to conduct due diligence before purchase.
