Frequently Asked Questions — Meth Testing in New Zealand
Do I legally have to test my rental property for meth?
Under the Residential Tenancies (Managing Methamphetamine Contamination) Regulations 2026, landlords have obligations around disclosure and management of known contamination. While routine testing is not currently mandated, a pre-tenancy test is strongly recommended to establish a baseline and protect your legal position.
What is the legal contamination threshold in New Zealand?
The threshold is 15 µg/100 cm². At or exceeding this level, the result automatically triggers the relevant risk response under the 2026 Regulations. However, any detected contamination below this level still carries cost, disclosure, and liability implications for the property owner.
What is a Baseline Screening Assessment and when do I need one?
A Baseline Screening Assessment is a cost-effective way to establish whether meth contamination is present at a property. It is ideal for tenancy changes, pre-purchase assessments, and routine monitoring. It does not constitute a formal determination under the regulations but informs whether a Detailed Assessment is required.
What is MethShield and how does it help?
MethShield is a prevention-focused deterrent system developed by EnviroCheck. It uses visible deterrence materials and documentation to signal active property management to potential occupants. It is not a testing or remediation service — it works alongside regular meth screening as part of a complete risk management strategy.
Can contamination affect my insurance?
Yes. Insurance risk does not begin only at a legal threshold. Any detected contamination can create cost, documentation issues, disclosure concerns, and future liability for the property owner. It is important to document your property's condition with a baseline test to support any future insurance claim.
What is NIOSH Method 9111 and why does it matter?
NIOSH Method 9111 is the internationally recognised sampling methodology for methamphetamine surface wipe testing. It is required under NZS 8510:2017 for formal contamination determinations and is the method recognised under the Standard for tenancy tribunal proceedings, insurance matters, and decontamination scope purposes.
Why should I use an independent testing provider?
Using a provider who both tests and remediates creates an inherent conflict of interest. EnviroCheck is an independent testing and advisory service only — we do not carry out remediation. Our findings serve you, ensuring results are objective, legally defensible, and free from commercial pressure.

How much does pre-tenancy meth testing cost?
Pre-tenancy meth testing starts from $249 + GST for a Baseline Screening Assessment. The final cost depends on the property size, location, and number of samples required. What affects the price of a methamphetamine test?
The cost of methamphetamine testing depends on the assessment level, the number of samples required, property size, and laboratory analysis method. Baseline Screening starts from $249 + GST, while Detailed Assessments using NIOSH Method 9111 cost more due to room-by-room sampling and individual laboratory analysis. Property type (residential, commercial, multi-unit), location, and turnaround time also influence pricing. Request a quote for an accurate price for your specific property.
