Property Meth Testing

Property Meth Testing

Professional methamphetamine testing for New Zealand rental properties, landlords, property managers, buyers and sellers. Pre-tenancy baselines, end-of-tenancy exit testing, and change-of-tenancy screening — the documented evidence that protects your property.

Property meth testing is the practice of testing residential and commercial properties for methamphetamine contamination at key moments in the property lifecycle — before a tenancy, during a tenancy change, and at the end of a tenancy. For landlords and property managers, it is the foundation of a defensible property record — and the only reliable way to confirm whether a contaminated property is carrying drug residue contamination. For buyers and homeowners asking "should I meth test my house?", it is the only reliable way to confirm a property is clean. EnviroCheck provides independent, professional meth testing and certified meth testing aligned with NZS 8510:2017, from $249 + GST, with a structured approach designed for property owners first.

Who This Is For

Property Meth Testing for Every Situation

Whether you own one rental or manage a portfolio, are buying your first home or selling an investment property, professional property testing gives you the evidence you need.

Property Buyers

Before you sign, know what you're buying. Meth contamination is invisible — a pre-purchase property meth test gives you evidence to negotiate, walk away, or proceed with confidence.

Landlords

Your rental property is both an asset and a liability. Rental property meth testing at the start and end of each tenancy creates a documented record that protects you in disputes and insurance claims.

Property Managers

Systematic meth testing for property managers across every managed property builds a defensible evidence base — pre-tenancy baselines, regular inspections, and exit screening.

Sellers & Vendors

A clean meth test result is a selling point. Proactive property meth testing before listing gives buyers confidence and reduces the risk of a collapsed sale.

Why It Matters

Why Property Meth Testing Matters

The Reality for Property Owners

Methamphetamine contamination is invisible and odourless — you cannot see, smell, or assess it without laboratory testing.
Any detected contamination, even below the regulatory threshold, can create cost, disclosure concerns, and liability for the property owner.
Insurance companies are increasingly reviewing contamination history and regional risk when assessing cover for rental properties.
A documented baseline test at the start of a tenancy is the single most powerful tool for protecting yourself in a Tenancy Tribunal dispute.
Pre-purchase property meth testing gives buyers evidence to negotiate, walk away, or proceed — rather than relying on a vendor's word.

The EnviroCheck Difference

EnviroCheck is an independent meth testing company and advisory service only. We do not remediate — so our findings serve you, not a remediation outcome. Using a provider who both tests and remediates creates an inherent conflict of interest.

We pioneered the baseline meth testing approach in New Zealand — testing a property at the start of a tenancy and retaining that result as a documented starting condition for future comparison.

Today, property meth testing extends to MethShield® proactive deterrence and Drug Risk IQ — keeping EnviroCheck at the forefront of property risk intelligence. Because a result is only as reliable as the sample collected in the field, we also document why meth sampling technique matters at every location we test.

Regulatory Framework

Landlord Obligations Under the 2026 Regulations

The Residential Tenancies (Managing Methamphetamine Contamination) Regulations 2026 came into effect on 16 April 2026. These regulations apply to rental properties under the Residential Tenancies Act.

15µg/100 cm²

Maximum Acceptable Level

At or exceeding 15 µg/100 cm², a rental property is considered contaminated and triggers obligations under the 2026 Regulations.

30µg/100 cm²

Maximum Inhabitable Level

Above 30 µg/100 cm², a rental property is uninhabitable. Tenants cannot lawfully occupy it until remediation and retesting are completed.

The Residential Tenancies (Managing Methamphetamine Contamination) Regulations 2026 set a maximum acceptable level of 15 µg/100 cm² for rental properties.
At or above 15 µg/100 cm², the property is considered contaminated and triggers obligations under the 2026 Regulations.
A rental property exceeding 30 µg/100 cm² is considered uninhabitable — tenants cannot lawfully occupy it until remediation and retesting are completed.
These regulations apply to rental properties under the Residential Tenancies Act. NZS 8510:2017 remains the standard for non-rental situations.
Documented testing records are your evidence that you managed the risk responsibly — the Due Diligence Centre provides a practical framework.
When to Test

Meth Testing for Every Tenancy Stage

The most powerful property meth testing strategy is simple: test at the start, test at the end, and test whenever a tenancy changes. Each test builds on the documented record.

Pre-Tenancy (Baseline) Testing

Test before a new tenant moves in. This establishes the property's documented starting condition — the baseline that every future result is compared against.

Baseline screening guidance

End-of-Tenancy (Exit) Testing

Test when a tenant leaves. Compared against the pre-tenancy baseline, this identifies whether contamination occurred during the tenancy and supports Tenancy Tribunal claims.

Exit screening guidance

Change-of-Tenancy Testing

Any tenancy change is an opportunity to test. Whether a tenant is replaced mid-term or a periodic tenancy ends, testing at transition points keeps your property record current.

Post-Remediation Verification

After decontamination, a clearance re-test confirms the property meets the regulatory threshold and is safe to re-occupy or re-let.

Pioneers of Baseline Meth Testing in New Zealand

The Baseline Concept — EnviroCheck's Foundation

EnviroCheck pioneered the baseline meth testing approach — testing a property at the start of a tenancy and retaining that result as a documented starting condition for future comparison.

A baseline test is the foundation of property meth testing. Without it, an end-of-tenancy result is just a number — you cannot prove whether contamination occurred during the tenancy or was already present when the tenant moved in. With a baseline, you have evidence.

This approach, combined with MethShield® deterrence and monitoring, creates a complete property risk management programme — not just a one-off test.

The Testing Process

Three Levels of Property Meth Testing

EnviroCheck uses a structured, three-level approach aligned with NZS 8510:2017. For the full detail on each level, visit our meth testing services page.

01

Baseline Screening

An affordable starting point. Surface wipe samples with laboratory composite analysis — ideal for pre-tenancy and pre-purchase checks.

02

Enhanced Screening

Individual laboratory analysis with location-specific results. Recommended where risk indicators exist or previous results need clarification.

03

Detailed Assessment

Comprehensive room-by-room investigation using NIOSH Method 9111. Required for Tenancy Tribunal matters, insurance claims, and remediation scoping.

Beyond Testing

MethShield® — Ongoing Prevention & Monitoring

Property meth testing tells you the contamination status at a point in time. MethShield® goes further — it is EnviroCheck's branded meth deterrence programme, combining baseline meth testing with visible meth deterrence and ongoing property meth monitoring. Where competitors talk about generic meth management plans, MethShield is a structured, branded programme built around prevention.

For landlords and property managers with portfolios, the MethShield Baseline Monitoring Programme provides systematic rental property meth monitoring across every property — with installation records, deterrence labelling, and a documented monitoring history. It is the visible meth deterrence and property meth monitoring layer that sits alongside professional testing.

Buying & Selling

Pre-Purchase & Pre-Sale Toxicology Reports

A property meth test produces a laboratory report documenting the contamination status of a property at a point in time. For buyers and sellers, that report is a critical piece of due-diligence evidence.

Pre-Purchase Toxicology Reports

Before you settle, a pre-purchase meth test gives you an independent meth toxicology report on the property you're buying. Methamphetamine contamination is invisible — and at settlement, it becomes yours. A pre-purchase toxicology report keeps the leverage on your side of the transaction.

The resulting meth testing laboratory report is evidence you can use to renegotiate, require the vendor to remediate, or walk away with your deposit intact.

Pre-Sale Meth Testing

Before you list, a pre-sale meth test produces a property toxicology report that tells you exactly where you stand. A clean result becomes part of your sale pack; a positive result gives you time to address it quietly, on your terms, before any buyer is involved.

Property meth testing before sale removes the single most common cause of last-minute settlement delays tied to contamination — and protects your settlement date.

What is a meth toxicology report? A property toxicology report is the documented laboratory result from a methamphetamine surface-residue test — the meth testing laboratory report that records whether contamination is present, at what level, and in which areas of the property. EnviroCheck's reports are independent, NZS 8510:2017 aligned, and suitable for pre-purchase due diligence, pre-sale vendor evidence, Tenancy Tribunal matters and insurance claims. For the full guide to what these reports mean, see our meth toxicology reports page, or for help interpreting an existing result, our guide to understanding meth test reports.

Property Meth Testing FAQs

What is property meth testing?

Property meth testing — sometimes called a meth inspection — is the laboratory testing of a property's surfaces for methamphetamine residue. It is carried out at key moments in the property lifecycle — before a tenancy begins, at the end of a tenancy, before a purchase, and after remediation. The result is a documented record of the property's contamination status at a point in time.

How much does property meth testing cost?

Property meth testing starts from $249 + GST for a Baseline Screening Assessment. The final cost depends on the property size, location, and the level of testing required. Enhanced Screening and Detailed Assessments cost more because they involve individual laboratory analysis of each sample. Contact EnviroCheck for a tailored quote.

Who needs property meth testing?

Landlords, property managers, property buyers, and sellers. Landlords use pre-tenancy and end-of-tenancy testing to build a documented property record. Buyers use pre-purchase testing as part of due diligence. Sellers use pre-sale testing to give buyers confidence and reduce the risk of a collapsed sale. House meth testing and home meth testing follow the same NZS 8510:2017 methodology whether the property is a rental or owner-occupied.

Is property meth testing legally required?

Under the Residential Tenancies (Managing Methamphetamine Contamination) Regulations 2026, landlords have disclosure and management obligations around known contamination. Routine testing is not mandated, but a pre-tenancy baseline test is strongly recommended to establish a documented starting condition and protect your legal position.

What is the difference between a Baseline Screening and a Detailed Assessment?

A Baseline Screening Assessment uses surface wipe samples with laboratory composite analysis — an affordable starting point for risk identification. A Detailed Assessment uses NIOSH Method 9111 with individual laboratory analysis of every sample, room-by-room evaluation, and comprehensive reporting. A Detailed Assessment is required for Tenancy Tribunal matters, insurance claims, and remediation scoping.

How do I book a property meth test?

You can book property meth testing by calling EnviroCheck on 0800 564 564 or requesting a callback through our contact page. Tell us the property address, the type of testing you need — baseline screening, enhanced screening, or detailed assessment — and your preferred timing. We will confirm the scope and arrange an independent assessor to visit the property.

Can I get urgent meth testing?

Yes. EnviroCheck can arrange urgent meth testing where scheduling allows, particularly for pre-purchase and end-of-tenancy situations with tight deadlines. Call us on 0800 564 564 to discuss your timeframe. Same-day testing depends on assessor availability and property location, so early contact gives you the best chance of meeting a tight deadline.
