NZQA Certified Samplers
Surface-residue sampling carried out by certified samplers holding NZQA Unit Standards 30892, 30893 & 30894.
Meth testing a property answers one question with evidence: is there methamphetamine residue in this property, and at what level? EnviroCheck provides independent meth testing for properties and rental properties nationwide — a qualified assessor collects surface wipe samples, an IANZ-accredited laboratory analyses them, and you receive a documented report. Testing follows NZS 8510:2017 methodology and starts from $249 + GST.
Most people arrive here knowing they want a property tested but not which test to book. The type of meth test that suits a property depends entirely on the situation that prompted it — a tenancy starting, a tenancy ending, a purchase, a sale, or a result you need to use formally. The table below maps each situation to the assessment that produces the right evidence.
A tenant is moving in
Pre-tenancy baseline
Records the property's condition before the tenancy starts — the document you rely on later.
A tenant has moved out
End-of-tenancy exit test
Compared against the baseline, it shows whether contamination occurred during the tenancy.
You are buying a property
Pre-purchase meth test
Establishes contamination status before settlement, while you still have room to negotiate.
You are selling a property
Pre-sale meth screen
Answers the buyer's question before they ask it, protecting your settlement date.
You own and live in the property
Baseline or enhanced screen
A periodic check that gives you a documented record of the property's condition.
A test has come back positive
Post-clean verification
Confirms decontamination has returned the property below the applicable threshold.
The result may be used in a dispute
Detailed assessment
Room-by-room discrete samples analysed using NIOSH Method 9111 — the evidence standard.
You manage a portfolio
Portfolio programme
One testing standard across every property, with records kept per property.
Meth Testing Rental Properties
A rental property is the case where meth testing pays for itself most often, because a rental has two things an owner-occupied home does not: a tenant, and a tenancy that starts and ends. Contamination is invisible and does not fade, so without a test there is no record of the condition the property was in when a tenancy began. That record is what determines who carries the cost when residue is later found.
Landlords typically test a rental property at three points. Before a tenant moves in, a pre-tenancy baseline records the starting condition. When a tenant leaves, an end-of-tenancy test compared against that baseline shows whether contamination occurred during the tenancy. Where a result is going to be relied on formally, a detailed assessment with individually analysed samples provides the room-by-room evidence a Tenancy Tribunal or insurer expects.
The Residential Tenancies (Managing Methamphetamine Contamination) Regulations 2026, in force from 16 April 2026, set the levels that now apply to rentals under the Residential Tenancies Act. Routine testing is not mandated — the obligations attach to a landlord knowing about contamination, which is why maintaining a documented testing history is the practical way to manage the risk.
15µg/100 cm²
Maximum acceptable (rental)
Above this level a rental is treated as contaminated and landlord management obligations are triggered.
30µg/100 cm²
Uninhabitable (rental)
Above this level the property cannot lawfully be occupied until remediation and retesting are complete.
For the detail behind those figures, see our meth contamination thresholds guide, and for how disclosure works in practice, the 2026 disclosure guidance.
What a Meth Test Covers in a Property
Methamphetamine residue settles on surfaces and stays there. Sampling therefore targets the surfaces an occupant actually touches and the places residue accumulates — not a single random spot. A property assessment typically covers:
- High-contact surfaces — benchtops, door handles, switch plates, joinery and handrails.
- Airflow and extraction points — range hoods, ventilation grilles and heat pump units, where residue concentrates.
- Walls and ceilings — including ceiling access hatches, which are a common access point for concealed activity.
- Wet areas — bathroom and kitchen surfaces, where residue binds to hard finishes.
Every sample location is recorded and photographed, and the laboratory reports the concentration found in micrograms per 100 square centimetres. Your report states whether residue was detected, at what level and in which parts of the property — and how that compares with the threshold that applies to you. Our guide to meth test results explains how to read it, and meth toxicology reports covers the laboratory document itself.
How Meth Testing a Property Works
Book and scope
Tell us the property address, the situation and your timing. We confirm the assessment level, the price and an appointment window.
Sampling on site
A qualified assessor attends the property and collects surface wipe samples to NZS 8510:2017 methodology, recording and photographing each location. Typically 30 to 60 minutes.
Laboratory analysis
Samples go to an IANZ-accredited laboratory. Screening uses composite analysis; a detailed assessment analyses each sample individually using NIOSH Method 9111.
Report and interpretation
You receive a documented report with the level found, where it was found and what it means. Baseline results typically arrive within 24 to 48 hours.
Properties We Test
EnviroCheck tests residential and rental property of every kind, for owners, landlords, property managers, buyers and sellers:
- Rental properties — houses, units and apartments across single properties and portfolios.
- Owner-occupied homes — a documented condition check after a renovation, a period of flatmates, or a suspicious finding.
- Properties being bought or sold — pre-purchase and pre-sale testing that documents condition at the moment that matters.
- Holiday homes and short-stay rentals — high guest turnover makes a testing record more valuable, not less.
- Post-remediation properties — clearance verification before re-occupancy or re-letting.
We also test vehicles, commercial premises and farm and rural properties, each assessed against the framework that applies to it.
Why Independent, Test-Only Testing Matters
EnviroCheck tests and advises only — we do not carry out decontamination. That separation matters because it removes the commercial incentive to find contamination, or to understate it. It means the report you receive answers to your decision about the property, whether that is confirming a clean result, renegotiating a purchase, or supporting a claim. Our assessors are NZQA-qualified, and every sample is analysed by an IANZ-accredited laboratory.
Since 2011, EnviroCheck has commissioned and delivered independent meth testing on more than 30,000 New Zealand properties — the record behind our meth testing services and nationwide testing locations.
Booking a Meth Test for Your Property
Tell us the property address, what prompted the test and when you need the result. EnviroCheck will confirm the assessment level, the price and an appointment window, and an independent assessor will attend the property. Testing a property starts from $249 + GST — a fraction of the $15,000 to $30,000 decontamination typically costs.
