A recent NZ Herald report has highlighted the substantial financial consequences of methamphetamine manufacturing in New Zealand rental properties.

The Tenancy Tribunal ordered a former Auckland tenant to pay $100,000 after methamphetamine manufacturing severely contaminated a rental property.

Contamination reached an extraordinary 3,360 µg/100 cm², with the property requiring repeated decontamination, extensive refurbishment and significant time off the rental market.

The landlord claimed losses exceeding $163,000, but the Tribunal was limited to awarding $100,000.

Why Baseline Testing and Prevention Matter

EnviroCheck Forensics believes this case reinforces the importance of proactive property risk management. Independent methamphetamine testing before and between tenancies can help establish a documented baseline, while preventative measures and property monitoring initiatives such as MethShield provide additional deterrence and risk-awareness tools.

For landlords and property managers, early identification, documentation and prevention-focused practices can help reduce financial exposure. A documented rental property meth test at the start of a tenancy — paired with an exit test at the end — creates a defensible record if contamination is later discovered. Independent property meth testing establishes what is actually on the surfaces, rather than relying on assumption.
