19 October 2026 — For immediate release — A New Zealand methamphetamine testing specialist has launched a practical guide to help landlords and property managers understand contamination risks, testing requirements and their responsibilities under the country's new rental property regulations.

EnviroCheck Forensics Ltd has released its Landlord's Survival Guide, designed to help property owners make informed decisions about methamphetamine contamination and protect their investments.

New 2026 Regulations

The release follows the introduction of the Residential Tenancies (Managing Methamphetamine Contamination) Regulations 2026, which came into force on 16 April.

Under the regulations, a rental property is considered contaminated when methamphetamine residue exceeds 15 micrograms per 100 square centimetres. Additional requirements apply where levels exceed 30 micrograms per 100 square centimetres.

Todd Sheppard, of EnviroCheck Forensics, says understanding these thresholds is only part of managing the risks associated with rental properties.

"Property owners need to understand what a methamphetamine test actually tells them, what the results mean and what steps are appropriate when contamination is identified."

The Guide Aims to Help Landlords Better Understand

  • Methamphetamine contamination and property warning signs.
  • The importance of appropriate testing and interpreting laboratory results.
  • New Zealand's 2026 methamphetamine contamination regulations.
  • Property documentation and risk management between tenancies.
  • When specialist assessment or decontamination may be required.

EnviroCheck has been involved in developing methamphetamine surface-testing services in New Zealand since 2011.

The company believes landlords benefit from having accessible, practical guidance that explains both the risks and the limits of contamination testing.

"Not every detectable trace of methamphetamine means a property requires expensive remediation. It is important that property owners receive accurate advice based on the results, the applicable regulations and the circumstances of the property," Sheppard says.
